Compare real apartments for your intended move rather than the lowest prices on general floor-plan pages. A layout that is unavailable for your dates is not yet a usable option.
Ask for Two Specific Offers
Request one current one-bedroom offer and one current two-bedroom offer, each with a unit identifier, floor plan, square footage, ready date, and lease quote. If the apartments are at different properties, use the same proposed start date and lease length where possible.
Ask whether the photographs show the offered unit or a model. A second bedroom may come with a different living-room layout or less storage, so compare the whole usable space rather than the bedroom count alone.
Compare What You Would Actually Pay
| Comparison | One-bedroom offer | Two-bedroom offer |
|---|
| Base rent | Obtain current unit quote | Obtain current unit quote |
| Mandatory monthly charges | Itemize | Itemize |
| Move-in funds | Confirm deposit and fees | Confirm deposit and fees |
| Start date and term | Match where possible | Match where possible |
Separate a promotional credit from the regular rent. If the quotes use different lease lengths, ask for matching terms before interpreting the difference as the cost of the extra bedroom.
Check the Fit Before Applying
Consider the actual purpose of the additional room: sleeping space, work space, or another permitted use. Confirm the property's occupancy requirements and the terms that apply to everyone who will live there.
Ask whether parking, storage, or other services are optional and whether their cost differs between units. Avoid assuming that a larger apartment includes more services.
If you tour a model, request the dimensions and features of the apartment offered. Discuss whether changing the selected floor plan after applying affects the application, quote, or holding payment.
Make the Choice While Both Quotes Are Current
Confirm how long each offer remains valid and whether either unit has a pending application. Obtain the screening criteria and official application link from the authorized leasing office.
The useful decision is between two defined leases and two actual apartments. With the available dates, layout, recurring amount, upfront funds, and application terms aligned, you can judge whether the additional bedroom provides enough value for your own plans.
